Project Management & Construction Oversight

Wanna know the worst part of any building project? When architects design something beautiful and then disappear, leaving you to deal with contractors who "interpret" the plans their own way. Yeah, we don't do that.

We stick around. Weekly site visits, contractor coordination, making sure what gets built is actually what we designed. When issues pop up (and they always do), we're there to solve them in real-time, not three weeks later.

First Chat

Coffee, phone call, whatever works. We talk about what you want, what you've got to work with, and whether we're a good fit. No pressure.

Discovery Phase

Site analysis, zoning research, budget reality check. We figure out what's possible before anyone gets too attached to impossible ideas.

Design Development

Sketches turn into plans, plans turn into 3D models. We go back and forth until you're genuinely excited about what we're creating.

Construction Docs

All the technical drawings, specifications, and details contractors need. This is where precision matters, so we get meticulous.

Permits & Approvals

The bureaucratic nightmare part. Good news is, we've done this a million times so we know who to talk to and what they want to see.

Bidding & Negotiation

We help you pick contractors, review bids, and make sure you're not getting taken for a ride. Experience counts here.

Construction Phase

We're on-site regularly, answering questions, solving problems, making sure things are going according to plan (or adjusting when they're not).

Completion

Final inspections, punch lists, making sure every detail is right. Then you move in, we pop champagne, and hopefully you send us photos.
